Terms & Conditions / Rental Agreement for Surfside at Sandbridge

Please review the following guidelines when vacationing at Surfside at Sandbridge. With these rules followed we can ensure everyone will have a safe and wonderful stay! Thank you for your cooperation.

SPEED LIMIT:

We have a strict 9 MPH speed limit policy in the resort. Please be mindful of the frequent walkers, bikers, and children at play ALWAYS.

TRASH:

TRASH IS PICKED UP DAILY AT 10 A.M. All bags must be tied and placed at the end of each drive between the hours of 7 a.m. and 10 a.m. ONLY. Do not leave trash on your lot outside these hours. If you miss trash pickup or have large debris, YOU MUST take it to the maintenance yard to dispose of in the provided dumpsters.

PET POLICY:

We welcome pets in select Lodging Units and on all of our empty RV Sites (NO CATS). The Pet Fee is $65 per pet.

  • RV Sites may have up to 2 medium dogs
  • Lodging Units may have up to 1 medium dog

All pets must be kept on a leash at all times. Please be considerate of others and SCOOP THE POOP! There are multiple pet waste collection stations throughout the resort and we urge you to make use of them and dispose of waste properly. Do not throw waste bags on the ground. Unruly or bothersome pets will not be tolerated and breaking any of the pet rules may be grounds for immediate removal from the park. Proof of immunizations may be requested.

CLEANING FEE:

All Lodging Units are subject to a cleaning fee of $110.

GOLF CARTS:

You must be AT LEAST 16 YEARS OF AGE and have a valid driver’s license to operate a golf cart on resort property. Having an adult over 18 with you does not qualify a minor to drive.

RULES & SAFETY:

Please look over the following rules so everyone can have a safe and enjoyable stay at Surfside at Sandbridge!

  1. ALL LOTS ARE PRIVATE. Crossing or going on other lots is prohibited.
  2. Gate tags must be obtained through the unit owner or rental agent to enter the resort.
  3. MAXIMUM OF 6 GUESTS ON ALL PROPERTIES. ANY ADDITIONAL GUESTS MUST SIGN IN AT THE FRONT OFFICE.Overnight guests who exceed unit occupancy are not allowed.
  4. Only one recreational vehicle and one towed vehicle per lot.
  5. No parking on or blocking of the roadways.
  6. No parking on the grass, common areas or private lots.
  7. Children must be accompanied by an adult at all times.
  8. The pool will open Memorial Day weekend and close after Labor Day weekend.
  9. QUIET TIME IS STRICTLY ENFORCED 11:00 P.M. – 8:00 A.M.
  10. The City of Virginia Beach does not permit campfires anywhere on the property.
  11. The use of grills on a picnic table is prohibited and picnic tables may not be moved from their designated locations.
  12. It is a violation of the VA state health code to discharge any amount of wastewater or sewer water onto the ground.
  13. Fishing is allowed (with a permit) in all common areas or at your unit. (See map above)

HELPFUL TIPS FOR AN ENJOYABLE STAY:

  • In the heat of the summer, sometimes the breakers can trip if too many electronics are plugged in at once, as the entire lot is controlled by one breaker.
    • If you notice your RV is taking a while to cool, it might be useful to lower the temperature by two degrees at a time and cool it slowly.
  • Although the lots have been treated for ants you may still encounter some due to the resort’s location. Some recommendations to keep them away include:
    • Keep all food in the refrigerator
    • Clean dishes immediately after use
    • Wipe off counters regularly
    • Take trash out daily
    • Spray any part of your RV that touches the ground and can potentially lead them inside (hoses, hookups, wheels, etc…)
  • Please be mindful of your neighbors, the resort, and the renters that might be coming in after you.

GATE PASS PICKUP INSTRUCTIONS:

The rental packet including gate pass and keys if applicable can be found and returned in the following locations:

Pick up your gate pass in the white mailbox with the red star in front of the office.
Drop off your gate pass to the blue box with the yellow star to the right of the exit gate.

You will need to park and get out of your vehicle to access the lockbox. You will receive the code for the box in a text message on the day of check-in.

Your rental agreement below indicates a $150 immediate charge if you leave with the gate pass.

EARLY CHECK-IN:

Early check-in is available for a one-time fee of $25 for all RV Sites. If you wish to do early check-in, please call (757) 721-2020.

CANCELLATION POLICY:

If your reservation is cancelled 15 days in advance of your stay you will be charged 10% of your total reservation cost. Please note there will be no refund on cancellations within 14 days of scheduled arrival.

Hurricanes and floods are exclusions on the cancellation policy.

MILITARY/FIRST-RESPONDER DISCOUNTS:

We offer Military and First Responder discounts year-round. To request a discount, please call (757) 721-2020. Prepare to provide a copy of your military ID or proof of employment as a first responder.

RENTAL AGREEMENT:

Check-in time is 2:00pm. Check out time is 10:00am. These are firm and non-negotiable except in cases where you have paid in advance for early check-in (applicable only to RV Sites). Anyone who does not check out by 10:00am will be charged a late check out fee of $25.

Agent is acting for and represents the landlord. The balance of your rent is due upon booking. If your reservation is cancelled 15 days in advance of your stay you will be charged 10% of your total reservation cost. Please note there will be no refund on cancellations within 14 days of scheduled arrival. Hurricanes and floods are exclusions to the cancellation policy. Unless advised otherwise, Agent may use initial form of payment for auto-charging of any damages made by tenant. This contract represents a real estate transaction and constitutes agreement between the Tenant and Carder Realty Group as agent, to rent the premises described in this agreement. Agent shall conduct all brokerage activities regarding this agreement without respect to race, color, religion, sex, national origin, handicap, or familial status of any party or prospective party to this agreement. Tenant will hold landlord & Agent harmless for all liability.

By payment of money or taking possession of the property after receipt of the agreement is evidence of your acceptance of the agreement, tenant acknowledges that he/she will occupy the property and is a minimum of 25 years old representing a family. ID may be required prior to check-in.

*FIREWORKS AND BONFIRES ARE NOT PERMITTED ON ANY LEASED PROPERTY*

Please remember to PICK UP your gate pass in the white mailbox with the red star in front of the office. DROP OFF your gate pass to the blue box with the yellow star to the right of the exit gate. There will be an immediate $150 charge to the tenant for failure to return the gate pass before leaving. Gate cards are for guests only. Letting non-renters into the park is strictly prohibited. Grass cutting is Wednesday. Make sure you have all items picked up that are on the grass. Rubbish will be picked up daily at 10:00am. Please use plastic bags and tie them securely. Leave bags by the edge of the road at the front of your site ONLY IN THE MORNING. Screen rooms, clotheslines, tents, and ground mounted satellite dishes are prohibited at the sites. Maximum 1 medium or smaller dog allowed in Lodging Units (Unit must specifically state that pets are permitted); Maximum 2 medium or smaller dogs allowed on RV Sites. NO CATS. Pets must always be kept on a leash. They are not permitted to disturb others by barking or littering. Please pick up after your pet. Proof of rabies shots may be requested. Pets are not permitted in the pools. Campfires are prohibited by city law. All grills must have legs. Use of grills on a picnic table is prohibited. Fishing licenses are necessary for bay fishing. It is a violation of the state health code to discharge any amount of water onto the ground. Subleasing is not permitted. Quiet hours are from 11:00pm to 8:00am and are strictly enforced. Excessive loud partying of any kind will result in immediate removal from the park. More than 6 persons on a site will also result in immediate removal from the park. Messages will not be delivered. Check the bulletin board for messages. Emergency messages will be delivered as soon as possible. We establish the rules for your maximum comfort and safety. Management reserves the right to discharge any persons for failure to abide by these rules with no advanced notice.
